From your very first conversation with us through to construction and handover, every step is handled with precision, transparency and open communication.

Here’s how we bring your vision to life.

1. Initial Contact & Discovery Call

It all starts with a conversation. When you first get in touch with Bellacoast, we’ll schedule a no-obligation discovery call to learn more about your ideas, timeframe and investment expectations.

This is an opportunity for us to understand the scope of your project and share how we work. You’ll get a feel for our approach, and we’ll help determine if your project is the right fit for our services.

What to expect:

  • A relaxed 15–30 minute phone call
  • Overview of your goals and preferred outcomes
  • Initial discussion of budget, timing and location
  • Guidance on what comes next

2. On-Site Consultation

This is where we begin to shape your vision. We’ll visit your home or site to explore the space, understand its potential and have a deeper conversation about your needs, lifestyle and design ideas.

We’ll assess any site-specific factors – such as orientation, access and council constraints – and begin talking through early ideas for layout, style and structure.

What’s included:

  • Personal on-site meeting with our director/builder
  • Site review and initial design discussions
  • Advice on feasibility and planning considerations

3. Concept Design

If you don’t already have plans, we’ll connect you with one of our trusted architects or experienced draftees to bring your vision to life. This is a collaborative phase where we help shape the layout, style and overall functionality of your home or renovation – ensuring it aligns with your lifestyle and budget.

Already have plans drawn up? Great – we can review them together and, if they’re ready for costing and approvals, move directly to the preliminary agreement stage.

Design options:

  • Collaborate with one of our preferred architects or draftees
  • Develop custom plans tailored to your goals and budget
  • Soil test and land survey
  • Or, if you have completed plans, skip to the next phase

4. Preliminary Agreement

Once you’re happy with the concept design, we formalise the next stage through a preliminary agreement. This allows us to begin detailed planning and costings with confidence, without yet committing to the full construction contract.

What’s included:

  • Finalised plans
  • Engineering report, energy report and planning permit (if required)
  • Detailed quote with specifications

5. Finalising Selections

Now it’s time to refine the details. With your plans progressing, we work closely with you (and our interior design partners if needed) to make final selections for fixtures, finishes, colours and materials.

This phase is where your personal style shines – and our team ensures those choices align with your budget and construction timeline.

Typical selections include:

  • Flooring, tiles and benchtops
  • Tapware and fixtures
  • Cabinetry, lighting and paint colours

6. Fixed-Price Contract

With your selections finalised and documents complete, we prepare a detailed, fixed-price building contract. This provides complete transparency around costs, timelines and inclusions – no surprises, just clarity and confidence.

We use trusted HIA contracts and take the time to walk you through every line item before signing.

  • Fixed-price contract with full scope of works
  • Construction schedule and timeline
  • Detailed inclusions and allowances

7. Pre-Construction Preparation

Before we begin building, we handle all final logistics behind the scenes. From obtaining building permits to scheduling trades and ordering materials, this is where we ensure everything is lined up for a smooth construction phase.

8. Construction

This is where your vision comes to life. Our expert team, trusted trades and site supervisors work together to deliver premium-quality construction with precision and care. We run clean, safe and well-managed sites with a strong focus on communication.

From excavation to lock-up to internal finishes, every detail is handled with pride.

During construction:

  • 24/7 online access to your project progress
  • Weekly progress updates and milestone check-ins
  • Clear timelines and variation management

9. Final Inspection & Handover

As we reach the finish line, we conduct a detailed final walkthrough with you to ensure everything is exactly as expected. We take care of any final touch-ups and ensure your home is handed over in immaculate condition.

You’ll receive a full handover pack, including warranties, certificates, appliance manuals and maintenance tips.
